Light Oak LVT Flooring in a JVC Apartment Dubai

Project Overview

Nova Floor team completed this apartment flooring project in Jumeirah Village Circle. We installed Light Oak LVT flooring in six spaces: the Entrance / Foyer, the Open-Plan Dining Area, the TV Lounge, a Reading Corner, the Master Bedroom and the Kids Bedroom.

The client asked for one simple thing. She did not want any breaks. No colour change from one room to another. No metal strips in the doorways. No dark patches in one corner and light in another. She wanted to stand at the front door and see the same warm oak floor all the way to the end of the TV lounge.

So we used one shade in the full apartment.

What We Did Before Starting

We measured all six rooms first. Then we checked the floor level with a 2-metre straight edge and found a few low spots near the dining area. We filled them and let them dry.

After that, we kept the flooring inside the apartment for 48 hours. This lets the material settle in the room temperature before installation.

We also ordered all the flooring from one production batch. Then we opened a few boxes together and mixed the planks while laying them. Wood grain always looks a little different from box to box. Mixing keeps the colour even in every room.

Room by Room

Entrance / Foyer: We started here. The first row sets the direction for the whole apartment. The same line then runs through every room, so your eye never sees a change. We used one slim profile only at the main door.

Open-Plan Dining Area: The floor runs straight out of the foyer with no strip in between. This is what makes an open-plan space feel bigger instead of cut into pieces.

Reading Corner: A small area, but we did not treat it as a separate zone. Same direction, same pattern. Now it looks like part of the lounge.

Master Bedroom: We cut the bottom of the door frame so the floor goes under it cleanly. We also cut the planks neatly along the wardrobe base for a tight finish.

Kids Bedroom: Same shade again. LVT works very well here. It does not dent easily, it handles toys and moving furniture, and it is fully waterproof if something spills.

Handover

We kept the joints staggered properly, left the right gap at every wall, fixed the skirting back, and cleaned the full floor. Then we checked everything in daylight before handing it over.

The client also got a care guide and a few extra planks from the same batch, in case a repair is ever needed.
